How minimums work
You pay the percentage or the minimum, whichever is higher.
At most Hampton Roads rents, the minimum is what you'll pay. Here is where each package's percentage takes over.

- Marketing photos and listing syndication to Zillow, Zumper, HotPads and Apartments.com
- Self-guided showings with ID verification
- Full screening: credit, criminal, eviction, income and rental history
- Virginia-compliant lease with required disclosures, e-signed
- Move-in funds collected at least 48 hours before move-in
- Photo-documented move-in inspection
- Key handoff and tenant orientation
